Compare the strategies
A quick view of what each strategy is built to do. The right choice depends on your borrowing capacity, tax position, timeframe and how hands-on you want to be.
| Strategy | Built for | Income | Things to weigh |
|---|---|---|---|
| House & Land | Capital growth over the long term | One rent | Two-part contract, build time before rent starts |
| Dual Key | Higher yield from one title | Two rents | Fewer buyers when you sell, check lender policy |
| Co-Living | Strong cash flow | Rent per room | More active management, council rules vary |
| Defence Housing | Long, steady lease | Rent paid by DHA | Service fee, lease terms, Defence locations only |
| Townhouses | Lower entry price, good locations | One rent | Strata or body corporate costs, smaller land share |
| Single Contract | Simplicity and speed to rent | One rent | Less control over design and inclusions |
The strategies in detail
Each page explains how the strategy works, who it suits and the risks to understand first.
House & Land Package
A new home on its own title, with depreciation benefits, land that drives long-term growth and a two-part contract that spreads your outlay.
Dual Key / Occupancy
Two self-contained homes under one roof on one title, so one purchase produces two rents and a vacancy halves rather than stops your income.
Co-Living
Multiple ensuited rooms each let separately, built for strong rental demand from singles and key workers. Higher yield, more management.
Defence Housing
A home leased to Defence Housing Australia for up to 12 years with rent paid whether or not it's occupied, near major Defence bases.
Townhouses
Lower-maintenance homes in established and infill areas, often at a lower price point and close to transport, jobs and amenity.
Single Contract
One contract for land and home, usually already approved or under construction, with a shorter path from purchase to rent.
How we match a strategy to you
The property is the last decision, not the first. We work through four questions with you before recommending anything.
What are you trying to achieve?
Growth for the long term, income now, or a balance of both, and over what timeframe.
What can you comfortably hold?
Borrowing capacity, buffers and the after-tax cash flow you are comfortable carrying.
Where does the research point?
Markets across Australia scored on timing, macro and micro factors, not on where you live.
Which project passes?
Only projects scoring 7 out of 10 or better in the Fundamental Property Index make the shortlist.
